Interview inspectors until you find one you feel you can trust.
# 1 Requirement:
An inspector who will explain his findings in a report written in plain English, including a detailed description of the property's structural and mechanical condition.
Ask to see a sample report. A simple checklist is not acceptable, the report must describe and explain it's findings in clear English.
Other Requirements of a good inspector:
A full time professional inspector is best but not necessary if he or she has good credentials and can provide references.
Credentials: Look for experience in construction, engineering, plumbing or insurance-claim adjusting.
Does most of his work in the area where you want property inspected: i.e. someone familiar with local zoning rules and local problems such as mud-slides or floods.
Spends at least two hours on site, inspecting the property.
Agrees to inspect all major structural and mechanical components from the foundation to the roof, inside and outside.
Agrees to your company during the inspection, and willing to answer all your questions during the process.
