The Buyer fills out the initial Offer to Purchase so he or she can insert paragraphs assigning costs to the Seller; as in the following example:

8. REPAIRS: Repairs to be performed at Seller's expense may be performed by Seller or through others, provided that work complies with applicable Law...

	Seller shall repair the fence enclosing the rear yard. These repairs shall be performed in a skillful manner with materials of quality and appearance comparable to existing materials.

Real estate agents prefer working with standard Offer forms, but if pressed, a good agent can assist in modifying the Offer form to meet his Buyer's needs.
