How to sell
a house

After Buying

People who don't need to sell at a profit:

Baseball superstars
The Queen of England
People certain to live in the same house for the rest of their days on Earth

The rest of us will keep a house for an average of 7 years, and our homes will be the single biggest source of our wealth.

Before making an offer to buy a house, consider::
Will the things you love about this house make it easy to sell ?
  • Your gourmet husband loves the commercial six-burner stove
  • Your kids love the cement basketball court that covers the lawn
  • You love the light coming through the big bathroom windows
Will the average buyer want these things when you are ready to sell? Don't buy this house if the honest answer is no.

Are we counseling mediocrity ?  No, but homes outside the prevailing norms of a neighborhood are hard to sell.
Don Not buy:
  • The only brand new house in the middle of a tract of old homes
  • A house bigger than all the others on the block
  • The best maintained home in the middle of a dilapidated block
  • A three story home that towers over its single floor neighbors
  • A single family home in the midst of multi family rental units
  • A luxury condo on the fringes of a ghetto

Avoid neighborhoods and blocks filled with "for sale" signs, especially when sales are driven by plant closings or lay-offs

If you love the house, take the time to walk through the neighborhood; on foot!
